We took an underutilized former high-tech office building and transformed it into a state-of-the-art manufacturing facility and interactive showroom for Merit Manufacturing. The Vision

Merit Manufacturing Redevelopment

When we first toured the property at 28635 Mound Road, the potential was immediately clear. The property, with its ample parking and prime location in a thriving submarket, was a diamond in the rough. We saw an opportunity to not just redevelop but to reimagine the space entirely. The result? A creative redevelopment that earned us the prestigious 2024 CoStar Impact Award for Redevelopment of the Year.

The Transformation

Our redevelopment team, led by Bennett Donaldson, envisioned a dynamic space that could cater to the specific needs of Merit Manufacturing. We added over 30,000 square feet of high bay warehouse space, installed three exterior truck wells, and completely renovated the interior office. This transformation turned the property into a vibrant manufacturing facility that meets modern industrial needs.

Merit Manufacturing, known for its production of body wash, shampoos, and laundry products, signed a 15-year lease in July. The property’s original 11-foot clearance and 3,000-square-foot open courtyard were among the first features we addressed. Merit installed eight mix tanks in the courtyard, which now hold up to 2,000 gallons. The courtyard itself has been fully enclosed and integrated into the building, raising the ceiling to 18 feet and increasing the total square footage to over 82,000.

Community Impact

This redevelopment is more than just a construction project; it’s a boost to the local economy and a new chapter for the community. John DeGroot, Vice President of Research for Newmark, praised the project saying, “This creative redevelopment will have a major impact on the community.”

Located just under 30 minutes from Detroit Metro International Airport, the one-story building sits on 4.79 acres and includes 244 surface-level parking spaces. It’s an ideal location for Merit Manufacturing and a perfect example of how we at JB Donaldson leverage our expertise to benefit our partners and the community.

Collaboration and Execution

This project was made possible through collaboration. Cushman & Wakefield’s Connor Salsberry and Anthony Avendt managed the leasing, while Chris Dowell & Jack Coury of Newmark represented the tenant. Their expertise and dedication were instrumental in bringing this vision to life.
